On-site Management
2099 Pennsylvania Avenue is managed on-site by Kaempfer Management Services, LLC (KMS). KMS was formed in 1983 to bring superb property management services to buildings developed by The Kaempfer Company. The two primary objectives of KMS are to preserve and enhance the value of the property and to provide an outstanding level of service that results in the high degree of tenant satisfaction that today's competitive environment demands. Key to this level of service is the dedicated attention of on-site management personnel.

Security System including 24-hour card access
Tenants have access to the building twenty-four (24) hours a day every day by use of an electronic card access system. In addition, the building is staffed with a lobby attendant during normal business hours and is monitored by 24-hour closed-circuit cameras at all times.

Concierge Service
A concierge is located in the building lobby to accommodate tenants' special needs and to facilitate the monitoring of the parking shuttle elevators.

Fully-equipped fitness center
A fitness facility is available for use by all tenants in the Building. The fitness center includes an exercise room with state-of-the-art fitness equipment, towel service, and fully-equipped shower and locker rooms. The costs of operating and maintaining the facility are included in the operating expenses for the building. There will be no charge to tenants' employees.

Roof-top terrace
A furnished roof-top terrace is available for the unrestricted, but non-exclusive use of building tenants. The terrace can be reserved by tenants on a first-come basis for special events.

Underground secure parking
The building is served by three levels of secure underground parking. The garage is operated by a professional parking garage operator during normal business hours and is accessible by an electronic control system after normal building operating hours.

Golden Triangle Business Improvement District
2099 Pennsylvania Avenue is located in the Business Improvement District (BID) of the Golden Triangle. In 1996, the D.C. Council approved the creation of BIDs to provide additional services including security and cleaning to designated areas of downtown Washington in an effort to improve the city's commercial heart. Property owners and tenants pay a special tax to support the program which has been widely accepted and welcomed. Similar programs have proven very successful in other large cities such as Baltimore, Philadelphia and New York.
